As a mortgage advisor one of my jobs is to explain to first time buyer and home movers alike the basics of how the Scottish home buying system works.

One of the most common things that first time buyers (or those moving to Scotland) are unaware of is the importance of the Scottish Home Report. So what is a home report?

Well a home report is to put it simply a report that is created by the estate agents for any public home sale in Scotland. It details out key information about the property (information from a qualified surveyor who prepared the report)

This report can be an amazing tool for you as someone looking to purchase a house or flat in Scotland!

Why’s that? Well there’s a couple of reasons.

With all that information from the surveyor inside it, the home report can be a powerful ally in helping you make an informed decision about properties you like the look of.

Say you like the look of 3 properties online, how do you know which ones are any good? Which ones can you get a mortgage on? which ones are falling apart (despite looking picturesque)?

The answer: out friend the Scottish Home Report.

The home report for a property will tell you information about the underlying condition of the property and a qualified mortgage advisor with an experience of analysing home reports will be able to help you avoid perilous (nice looking but expensive to fix up) properties.

The home report will also make you aware of issues with the property (such as major structural issues) that would prevent you from getting a mortgage on it, with any lender)

The second reason that Home report’s are a wonderful tool for you is that when a mortgage advisor such as myself does an analysis of one we are able to see the report with a lenders perspective.

We can see before you even go and view a property what lenders won’t lend on the property, what lenders will be a hassle for you and what lenders will be happy to lend to you on that specific property.

Having the home report also largely means you will avoid fees from the lender for valuing the property. The lender will nine times out of ten be able to use the valuation part of the home report in place of sending their own valuer to the property (and charging you to do so)

So you save fees and avoid lenders saying no… All before you have even seen the property in person.

“Ok Daniel, so what’s the catch!?”

After all, it does seem like Home Reports have no drawbacks right? You can also get them COMPLETELY FREE just by asking the estate agents for the copy and they’ll provide it! No hassle or fuss.

So what is the catch? Well, in a word; complexity.

Home reports usually run to about 50-70 pages of A4 (and as I am sure you can imagine, it can often be far less than riveting than your usual reading material). Home reports are invaluable tools but only if interpreted properly!

The solution?

So what can you do? You’ve got the home report from the estate agents from a property you really like the look of but how do you know what inside the home reports 70 pages of text is useful and what’s useless to you?

Well one thing you can do is to reach out to a Scottish mortgage advisor. A Scottish advisor will have experience of looking over home reports and will be able to convey to you simply what you need to know about the property. Whether it’s good news or bad news.

And an advisor will also be able to work out your affordability and issue a decision in principle at the same time, so you can make an offer if the home report shows the property as suitable.
